Let’s start with roofing quotes. Every roofing company generally follows the same process when assessing and quoting a roof replacement or repair.

So, if you receive a quote that appears to include “more” items or services, it may be padded to make it look like you’re getting more value for your money.

If you receive three quotes and two are priced similarly while one is significantly lower, proceed with caution.

After extensive research, I’ve found that these cheaper quotes often come from companies using second-hand materials. They may claim there’s a warranty, but that’s rarely the case.

What many homeowners don’t realize is that roofing companies all pay roughly the same prices for quality materials — unless they’re buying discounted or leftover inventory.

Another common tactic you’ll see in marketing is an offer like “$1,000 off a new roof.”

What often happens is the company inflates the price by $1,000 and then applies the “discount” to bring the price right back to where they originally intended.

Understanding Roofing Warranties

If someone offers you a 50-year warranty, be sure to read the fine print.

These are typically manufacturer warranties, not labor warranties, and they are heavily prorated as the roof ages.

Manufacturers are not in the business of replacing roofs for free.

In most cases, homeowners can expect:

  • A 10-year workmanship warranty for a re-roof
  • A 20-year manufacturer’s warranty for shingles
  • A 10-year manufacturer’s warranty for tile

Roofing and Insurance – What’s Really Covered?

When it comes to tile roofs, insurance companies generally only cover replacements under two conditions:

  1. Damage from a microburst
  2. Damage from hail

Insurance will not cover a tile re-roof due to normal wear and tear, such as deteriorated underlayment.

If your tile roof is between 18 and 25 years old, and you file a claim without recent storm damage, it could work against you.

The insurer may cancel your policy if they discover that a full roof replacement is needed — and securing new insurance could be a challenge.

Shingle roofs offer a better chance of coverage, particularly after monsoons, high winds, or hailstorms, which can cause shingles to blow off or crack.

However, insurance companies often deny claims when shingles have become brittle or lost too many granules over time due to age.

If your insurance company provides a payout and you don’t use the funds to replace the roof, they may revoke your coverage.

Insurers often send out inspectors to confirm the work was completed.

If it hasn’t been, your home could be left uncovered until the roof is brought up to standard.
