Let’s start off with roofing quotes. So every roofing company does the same process on a roof so if you get a quote that has more stuff on it, it is because they are just trying to make it look like you are getting more for your money. If you get three quotes and 2 of them are close and on is much cheaper than the others beware. I did a lot of research on why some quotes were cheaper than others. What I found out the cheaper quotes are the company’s that are using second hand material’s and then they tell you that there is a warranty on them which is not true. What you all have to understand is that all roofing company’s pay the same prices on there material’s except for seconds. The other thing roofing companies do is they advertise 1000.00 off a new roof. Well they raise there price by a 1000.00 and then reduce it by that much so they get the price they wanted in the first place. We do not believe in doing that to clients just give a fair price from the start. The next thing to understand is your warranties, If someone is giving you a 50yr warranty please read the fine print. These warranties are only manufacture’s warranties and the older the roof the more they will prorate the warranty. If you think that the manufacturers are in the business of replacing your roof for free you are mistaken. The average warranties are 10yr workmanship for a reroof and 20r manufactures for shingles and 10y for tile. Insurance will only cover tile roofs for 2 reasons only. One is if you have had a microburst and the other is if hale has hit the roof and damaged the tiles. Other then that they will not pay for a tile reroof as the underlayment deteriorates over time. So If your roof is between 18 and 25yrs old do not bother to put in a claim as it will go against you if they find out that you need a reroof and they will cancel your insurance and you will not be able to get new insurance. Now let talk about shingle houses with insurance as you have a better chance of getting it paid for especially if there is a monsoon with high winds which can blow off your shingles. When there is hail and it damages the singles insurance will usually pay for your for. Shingle’s over time get brittle and loose granules over time and usually that is when insurance denies a claim. If you do receive a money from insurance and do not use that for your roof you can loose your insurance and your home will not be able to covered until you do your roof. They do send out inspectors to see if you did get your roof done. We can deal with all insurances to help you get the proper payment on your home. Insurance requires you to use only a licensed contractor to replace your roof, which this is very important to all the time when have your roof redone. One of the things is if you do not use a license contractor to do a reroof or a repair you have no recourse if there is a problem. A tile restack is when we remove the tile and stack it on the roof so we can put new underlayment on so you roof does not leak anymore. The restack is usually done between 18 & 20 years. Why is that, well we live in Arizona and this area is considered harsh weather conditions due to the intense heat we get during the summer months and our summers last longer. It is approximately about 140 degree on your roof everyday during the day in summer months. The underlayment deteriorates year after year until it develops leaks. But by the time you see the leak, it has been leaking for awhile. Why you ask? Because you have insulation in your roof and it leaks and leaks until it packs down the insulation so much that now you see it on your sealing. Usually the first place you see it leak is over the garage where there is not the same amount of insulations as the rest of the house. Yes, we can fix the leaks but it only gets worse over time. What happens to the underlayment over time, is it turns to dust and develops leaks. When a roofer comes out to looks at your roof leak, he should also check the current condition of the rest of the underlayment. That is what we do here at Hardacker Roofing before we recommend a full tile restack. One layer or two layers of underlayment? Manufactures warranty for one layer is 10yrs. However it lasts a lot longer if properly installed. Two layers gives you a manufactures warranty of 20yrs and cost extra. So when you are making this decisions ask your self is this going to be your forever home or are you planning to move in the next 5 to 10 years. If this is going to be your forever home than the extra cost for 2 layers is well worth it. This is strictly up to you the customer to make this decision and do not let anyone push you into anything you do not want or can’t afford. What should you expect when you decide to do your tile restack. One of the things the roofing company should have explained is that on older tile roofs a lot of time we have to get a slightly different color tile to replace all the broken and missing ones. This is because they just do not make those colors anymore. So what we do is we weave them in so no one can tell the difference. Housing tracks colors are dictated by what the builder is using at the time when the house was built, then they stop making those colors. But we always try to match them as best as possible. How long should your roof take? Well that is going to depend on how big the roof is. Average size roof should be 4 or 5 days. We do not get the tile that is needed till the end to find out how many are needed and sometimes we have to search for just the right color. Monthly tips 1. Do not go up and sit on the roof with the worker’s as it is dangerous for you and them when customers go up on the roof 2. Never use the roofer’s ladders to get up on the roof as it makes the roofing company liable for you if you fall. We do not allow customers to us our ladders.

When it has not rained in a long time, most people assume that their roof is in “just fine” condition. We hear it all the time even when the roof is in bad condition. Quick glances at a roof will not show you if it’s in need of a repair or replacement. Not if you do not know the signs of a damaged, worn, or weathered roof. Signs that your roof might need a reroof or repair: Shingles are visibly torn, ripped, or curling up from certain spots. Even if one is missing, water that seeps through the gap could spread throughout the woodwork of your home. Underlayment starts to deteriorate as soon is it expose to the elements so the longer you wait to get it repaired or replaced it just gets worse. Your roof has “bald spots” where the granules of the shingles have been worn away by the wind, rain and constant beating of the sun if you notice a buildup of granules in or around drains. Darkened shingles indicate that mold or moss is growing under or on them. An herbicide solution may be able to remove the mold and restore the shingles to a better condition without requiring total replacement. It has been 15-20 years or more since the last time your roof was maintained or replaced. Very few shingle-systems are expected to last more than two decades. Maintenance is the key to preventing a leak. Walking on your roof feels like there are sponges or springs underneath your feet. This is indicative of underlying ply boards being soaked with water due to an unnoticed or unaddressed leak. Drywall on the interior of your home is discolored. Unless the discoloration is immediately adjacent to a water outlet, like a faucet or showerhead, it is probably due to a roof leak and not a plumbing leak. For concert tile roofs the first sign that you are starting to have problems is when it start’s leaking in the garage and leaking in the valleys between 18-20yrs. You should have your underlayment check to see the condition of your roof. Many homeowners do not realize their insurance company does send people to look at the roofs they insure, and if they see you are in need of a repair or replacement, they can cancel your insurance.
