Flashing at walls and chimneys. Valleys that collect debris. Pipe boots that dry out and crack in the sun. Slipped or broken tile after a monsoon wind. And on flat roofs, ponding water at drains and scuppers. A wet spot on your ceiling is usually several feet from where water actually gets in. That’s why we trace every leak to its source before we touch anything.

Most leaks are a repair. A cracked tile, a failed pipe boot, or one bad section of flashing doesn’t mean you need a new roof, and we won’t sell you one.
Our rule of thumb: if the repair would cost more than about a quarter of a replacement, or the underlayment is past 20 years old, the money is better spent on the roof. We’ll show you the photos either way so you can decide.
