Roofing in Phoenix, AZ
Hardacker Roofing is based on Bell Road in North Phoenix, and we repair and replace roofs across the city: tile, shingle, flat foam, and metal. Most Phoenix roofs we see need one of two things: new underlayment under good tile, or a flat roof brought back with foam and a fresh coating.
Local Roofs
Roofs in Phoenix
Phoenix has every kind of roof in the Valley. Arcadia and the Biltmore area mix mid-century ranch homes with flat roofs, older clay and concrete tile, and new teardown builds in standing-seam metal. North Phoenix neighborhoods built in the 1970s through the 2000s are mostly concrete tile and shingle. Historic districts closer to downtown have older roofs with their own rules.
Common Problems
What we fix most.
Tile roofs leaking with good tile. The felt underlayment under 20 to 30 year old tile is drying out and cracking. The fix is a lift-and-relay, about $525 per square.
Flat roofs ponding at the edges. Older flat roofs leak at parapets, scuppers, and AC curbs. Spray foam, about $650 per square, seals them in one continuous layer.
Shingles cooked by the sun. Phoenix heat shortens shingle life to about 20 to 25 years for architectural and 15 for 3-tab.
Rules & Permits
Permits and HOA review
A re-roof doesn't need a permit in Arizona. On new construction, the builder pulls it. Homes in a designated historic district may need historic preservation review before exterior changes, including roofing. We'll flag it before we quote.
